Terms and Conditions
- Parcels sold independently by the acre, times the bid price at auctioneers incremental discretion, no combinations will be offerd
- A $5,000. earnest money deposit in the form of cash, or cashiers check to Wegner Auctioneers is required from successful bidders for each of the 2-parcels day of sale.
- If buyer fails to close sale, the earnest money deposit will be retained by sellers in the form of liquidated damages. Make your financial arrangements prior to auction.
- A 2% buyers premium will be added to the final bid price.
- Taxes will be prorated to date of closing per Merritt Township & Bay County normal billing cycle.
- Closing within 45-days unless extended by sellers approval
- Trust representative reserves right to accept or reject any or all bids (Auctioneers sales percentage exceeds 95%)
- Seller to provide title insurance in the amount of sale price. General closing cost split 50/50 with buyer.
- Properties to be sold free & clear of liens or encumbrances
- Possession granted at closing with consideration given to current tenant rights to harvest crops
- Sale is not subject to inspection or appraisal results
- View property at leisure with respect to tenant farmers crops
