▪ Sold via live auction format, absentee & phone bids accepted with prior approval,
  2% buyers premium applies high bid.
▪ $5000.00 non-refundable earnest money deposit required at signing of purchase agreement
  following auction. Possession at close within 45-days with possible exception to perform
  fall tillage
