· A $10,000 Deposit in the form of cash or certified funds is required from successful bidder the day of auction, closing within 45 days.
· Deposit is non-refundable if the bidder fails to close on property prior to specified date & will be retained by estate & auction firm in the form of liquated damages on 50/50 basis.
· Property deed to be conveyed from estate representatives void of any liens or encumbrances upon transfer of buyers complete closing funds.
· A 2% Buyers premium will be added to final bid
· Bid is not subject to buyers ability to obtain financing, successful inspection, or appraisal results.
