Deposit will be retained in the form of liquidated damages if successful bidder is unable to close property sale.  The sale of this property is not contingent on the buyers ability to obtain financing.

* Sellers have right to accept or reject any or all bids, but has relocated to Iowa, began harvesting their crops, is
scheduling their farm equipment sale for early December, and are ready to sell their farms.

* Sellers represents that they are the sole owner of the parcel & will provide buyer a warranty deed. Property to be
sold fee & clear of all liens & encumbrances

 *Time is of the essence as seller has relocated out of state and wishes to close property prior to 12/31/2011. Time, date &
