Property to be sold in its entirety at 52+/-acres (as per Saginaw County Assessors records) by the acre plus $40,000.00 for riverfront home, pole building & lot consideration.  Bids subject to Estate Representatives approval.  Bids at the Auctioneers incremental discretion - there is no buyers premium.  

A non-refundable earnest money deposit will be required from successful bidder in the amount of $5,000.00.  Deposit will be retained in the form of liquidated damages if successful bidder is unable to close property sale.  The sale of this property is not contingent on the Buyers ability to obtain financing. 

Seller represents that they are the sole owner of this parcel & will provide Buyer a Warranty Deed.  Property to be sold free & clear of all liens & encumbrances.  Any existing assessment at time of sale are the responsibility of the seller.

  All mineral rights & land divisions available, are to be conveyed to purchaser. All taxes incurred prior to close are the responsibility of the seller. Any tax liability generated after close will be the responsibility of the buyer.

  Purchase agreement to be signed at conclusion of auction along with cash, cashiers check, or personal check, written to Wegner Auctioneers for earnest money deposit in the amount of $5,000.

Time is of the essence. Time, date & location of closing to be deter-mined at the discretion of the auctioneer, Marty Wegner, Wegner Auctioneers, within 45 days, at First American Title Co. Any additional survey or appraisals desired will be the responsibility of the purchaser. Possessions will be granted to buyer at close, to prepare for 2012 crops.

Other closing fees related to the sale of property including, but not limited to Deed prep not to exceed $500. to be split equally between Buyer & Seller. If Buyer’s lending institution requires Buyers Title Insurance it is the responsibility of Buyer.
